How area, walls and skirting are calculated

This article explains how the model arrives at areas and lengths for an interior inspection, and what it doesn't calculate automatically. Exterior area for roof and facade is calculated a little differently — see the bottom.

Interior area and walls

Area is calculated from the model's geometry, both gross and net, where doors and windows count as openings. Wall surfaces are measured in full — not just a panel.

What is not recognised

• Pictures on the wall, mailboxes and the like are not deducted automatically.
• Skirting is not a separate measurement object (the «gold edge» in the model).
• Stairs are shown as an object; the steps are not measurable.

When you need to adjust

If you need to deduct or measure a field manually, take a photo, measure it and attach a note. If you need to edit the geometry itself, download the IFC and edit it in a BIM tool.

Exterior area and walls

Exterior measurements for roof and facade are not calculated from a scan, but from the building retrieved via the address (public registries). You get roof faces, roof pitch, roof orientation and wall area — and you can sum several faces for a combined area.
